Pre-Construction Tips for Buyers

When purchasing pre-construction, it is very important to have a realtor who thoroughly understands the pre-construction industry in order to look into the considerations you may not have initially thought about.  

As an individual who has worked closely with some of BC's most prominent developers, allow me to walk you through the pre-sale process to ensure that you are making a well-informed decision.

Definition: The term "pre-construction" refers to  buying a home directly from the developer or "builder-owner." Often, the home is sold long before it is built and the buyer is depending on blue prints and miniture models to show them the home they are about the purchase.  

When buying a pre-construction home, condsider the following:

  • How do I get to be first in line to select the best home?
  • What is the reputation of the builder?
  • Does the builder exhibit business practices that shows their intention for staying in business for a long time?
  • Is there a home warranty and what does it encompass?
  • Do you fully understand the terms of the contract?
  • What are the company's customer service policies?
  • Is the building constructed to survive in the West Coast's rainy climate? 
  • What happens if your condo looks different from what you thought you bought?
  • What if the developer does not commence construction on time?
